There’s more psychology in selling homes in our Northeast PA real estate than you think………

When you’re ready to choose the local real estate agent, you are choosing someone who must fill a variety of roles: marketer, stager, tour guide, negotiator.  And don’t leave out another role — psychology major!

To build – and maintain – our kind of successful track record, a great real estate agent needs to understand the way prospective buyers think about their search for a home, how they may react to presentation forms, and what builds – or detracts – from the value they assign to your property. It’s psychology, all right — and it’s usually a vital part of any sales or marketing success.

There was a very revealing study conducted at the University of Texas that looked at how psychology can affect a real estate transaction. A couple of years ago, they began conducting psychological studies, with one of them using statistical tools and a huge sample of real estate transactions.  What was interesting is what they discovered about using the word “new”. Agents who marketed homes with phrases like “new paint,” new carpets,” wound up selling them for slightly less than those who did not?!

Their explanation for this was that with homes that aren’t brand new, highlighting “all new” features seems to call attention to the fact that the items mentioned needed to be replaced. It unnecessarily opened the door to suspicions about what went wrong that made replacement necessary.

I favor the tactic that under-promises and over-delivers. So, rather than trying to convince buyers how “new” an older home is, do the renewal work, but don’t brag about it.  Then when potential buyers walk into the home, they will be impressed by the new carpets and fresh paint.  It’s the approach that uber-successful Zappos company founder Tony Hsieh calls “surprise and delight.” What is effective for leading a company and retaining customers can also be psychologically effective for selling a local home.

I am constantly reminded of how important it is to never stop learning. If you are considering selling your home and are looking for marketing success with a psychological-edge, I hope you’ll contact me for a complimentary consultation!

Vacation Homes are looking better these days!!

Guess news for Northeast PA! The vacation-home market appears to be showing signs of life again! The good folks at our ever-reliable National Association of Realtors keep track of these things and give us some good reasons to believe the news. It may seem a bit contradictory given the general belief that the housing market, in general, is still struggling but, if we think about it, it kind of makes sense…and here’s why……

The prices are right... Investment- home prices rose 6.4% last year (yes, rents are higher) but, the median vacation-home price was down over 19%! So, which would you choose to buy? Where’s the bargain? I’d say the vacation home!

The inventory still favors a buyer…. This makes it easy for people to find vacation- or investment-home opportunities that previously would have been out of their price range.

Interest rates are still nice and low. Low interest rates make a second mortgage even more affordable for those seeking a vacation home and signal savings throughout the term of the loan, which is even more appealing for those seeking a second home.

Optimism is on the rise.   There does appear to be a little light shining at the end of tunnel. We’re seeing lower unemployment numbers and a stronger stock market which, in turn can change attitudes for the better and serve to fuel investment decisions of every kind.

A second home can be a fantastic way to generate investment income. Or, it just might be the home you’ve been dreaming of.

Helping you find your Way Home!

Moving can be enjoyable! Well, at least easier….

Moving can be enjoyable! Well, at least easier….

Remember when moving was fun? Well, it was for me when I was able to throw everything I owned into the back of my Datsun and move to California! But now,  with a lifetime of stuff attached to you, it’s not so easy.

Face it, picking up and moving an entire household has never been fun or easy — and long distance moving can be even worse. When you need to relocate from another state to say, Northeast Pennsylvania, you can’t just hop back across town to take care of a few last minute details: more likely, you’re probably a jet plane ride away!

The logistics of moving your belongings, coupled with the expenses and the stress of finding a new home, can be pretty overwhelming. But, thank goodness, this local realtor here in Northeast PA is ready to assist you.

A qualified realtor can really help you because they have first-hand knowledge of all that the  Pocono’s have to offer; schools, shopping, commute times and, especially, home values. While people tend to be more or less familiar with the real estate market in their own current neighborhood, it’s challenging to get up to speed with an unfamiliar real estate market and a qualified realtor is keenly aware of the need to familiarize their clients with local values — especially since we often have a small window of time in which to help you secure your new home.

For you’re planning to relocate to our beautiful Lake Wallenpaupack area in Northeast PA, take some time to choose the right realtor for you. You might first consider calling a few agents in the area leaving a brief message about what you’re looking for and then wait for the return calls.  Really, an agent who doesn’t call you back within 24 hours should be avoided because it’s hard enough to plan your relocation and worry about someone who is not  prompt and reliable. Then, ask the agents how much they know about the areas that fit your criteria and then, perhaps a name or two past customers they’ve help relocate will help you make your decision.

So, for that long distance move, being able to rely on an agent who can be a comprehensive source of local highlights, community resources and especially, home values will be the key to your long term success. And, if you are considering a move to our town, consider giving me a call anytime to discuss your timeline and needs. I’ve made Northeast PA my home and made it my business to learn all about it.

I am ready to help you find your next best home!!
